1942 North End cottage — curved rail preserving original heart-pine banister

North End, VA Installed February 2026

A 1942 shingle cottage two blocks from the Oceanfront with a steep 14-step staircase, a 90-degree turn at the top landing, and the original heart-pine banister Mrs. Vandergriff’s grandfather installed when the house was built. Two companies told the family the banister would have to come out. We laser-scanned the run, fabricated a curved rail that follows the wall side without touching the banister, and added a swivel-exit seat at the top. The heart pine stays. Her mother-in-law rides from the kitchen to the upstairs bedroom in one continuous pass, and four generations of woodwork remain untouched.

A raised-entry ranch near the historic Thoroughgood House. Mr. Jimenez was injured during his tour at JEB Little Creek — Fort Story and uses a power wheelchair full-time. A seated stairlift was not an option. We installed an inclined wheelchair platform lift along the front entry steps: a flat black anti-slip platform with yellow high-visibility safety edges, white handrails, and a keyed lockout. The outdoor rail uses marine-grade stainless fasteners, an IP55-sealed motor housing, UV-stabilized seat upholstery, and salt-air-rated lubricant — all of which cost more than interior-grade components. Second, Bay Colony and Great Neck waterfront homes typically have more exterior steps (8 to 14) than an average interior run, which means more rail footage. The upcharge covers real materials, not a location premium.

Does the Virginia Livable Home Tax Credit actually apply to a stairlift install?

Yes. The LHTC through the Virginia Department of Housing and Community Development gives a state income tax credit of up to $6,500 for accessibility retrofits on a primary Virginia residence. A stairlift installation is one of the explicitly listed qualifying modifications. Any unused credit carries forward up to seven years. You apply to DHCD after the install is complete — we provide the itemized invoice and contractor documentation you need for the application.
