1885 commercial-district building converted to upper-floor residence in 1998. The original stair turns 90° at the top to feed an open landing finished with a cast-iron chandelier. The factory-built curved rail wraps the half-wall with no contact on the chandelier or the original cap rail. Brown leather seat parked at the upper landing.

Hastings has more 1860–1900 housing stock per square mile than almost any city I work in. The East Second Street Commercial Historic District — 35 buildings on the National Register — has lofts and second-floor apartments where the original stair was never meant for daily climbs at 78 years old. We almost always go curved there because the period stairs turn 90° at the top to feed the upper hall.

The West Second Street Victorians are a different problem — split-landings, 7-inch risers, and original walnut treads the homeowner refuses to drill twice. We use stringer-mount brackets there, not tread-face mounts. Send me a photo of your stairs from the bottom landing and I will tell you within an hour whether you need straight or curved and whether your trim survives the install.
