Harbor View Hills estate — curved rail past wrought-iron railing on marble treads

A 1986 estate in Harbor View Hills with a dramatic two-story entry foyer, a 90° curved staircase, 16 Italian marble treads, and a custom wrought-iron railing Mrs. Calloway designed herself 40 years ago. Her one condition: the iron stays untouched. We laser-scanned the staircase, fabricated a curved rail that threads alongside the ironwork without contact at any point, and anchored into the marble with chemical-set masonry bolts. The rail finish was matched to a dark bronze that complements the ironwork. She rode it to the upper landing and stepped off onto the hallway floor overlooking the harbor.

A 1951 Mediterranean bungalow on one of Corona del Mar’s Flower Streets with original Spanish tile treads, a wooden credenza at the base of the stairs, and a compact layout that left about 30 inches of clearance. Mr. Chen had been carrying laundry up and down those tile stairs for his wife since her stroke in September — one misstep and the tile offers no forgiveness. We anchored the rail with chemical-set masonry bolts into the tile, mounted the seat so it parks next to the credenza at the bottom landing, and fitted stainless coastal-spec hardware throughout. A 1958 mid-century home in Newport Heights with 13 carpeted treads running from the living room to the upstairs bedrooms. Mrs. Pemberton’s primary concern was the look — she’d remodeled the house twice and wasn’t going to install anything that clashed with the carpet and woodwork. We fitted the brown-upholstered seat that blends with the neutral carpet tones, mounted the rail on the right side so the chair parks against the wall at the landing, and demonstrated the fold-up footrest. A 1955 duplex on the Balboa Peninsula where Mr. Reeves uses a power wheelchair after a spinal cord injury and cannot transfer to a seated stairlift. The internal stairway connecting the ground floor to the upper unit — nine treads in a straight run — needed a flat platform, not a seat. We installed an inclined wheelchair platform lift with a flat anti-slip surface and yellow high-visibility safety edges along both sides. The white safety rail folds down when not in use so the stairway stays passable for his wife. Mr. Reeves rolls onto the platform, presses the control, and rides to the upper level without leaving his chair. All hardware is stainless coastal spec.
