A 1999 split-level in Westridge with a 90-degree turn at the upper floor landing, where the staircase curves around a half-wall balustrade. A national chain had quoted two separate straight rails with a transfer at the landing. We laser-scanned the full run, fabricated a single curved rail, and parked the brown-upholstered seat at the top-floor hallway so the Parks step off directly onto the landing. The modern interior — chandelier above the stairwell, framed art on the wall — stays visually intact. The HOA approved in nine business days.

Almost every two-story home I've worked on in Aliso Viejo went up in the late '80s or through the '90s, after that first 1982 phase sold out -- square, code-built staircases, no landing added later by a remodel. A straight rail here is usually a few hours, done the same day. The one thing that changes the job is elevation: some of the hillside lots up on the east slope of the San Joaquin Hills have a staircase with a mid-run landing built in to handle the grade, and that's a curved-rail measure, not a straight one.
