The workhorse of Mission Viejo's two-story tract homes — from Aegean Hills to the Lake. Over 75% of the stairlifts we install across Mission Viejo are this model. The master-planned community was built around the two-story stucco floor plan with the bedrooms upstairs, and a single straight rail is the exact solution for most of those staircases.

Our Coverage Area

Stairlift Service Across Orange County

Orange County, CA

Mission Viejo's tracts span three decades and each has its own stair geometry. The 1960s sections near Marguerite Parkway have narrower, steeper stairs with lower ceilings — compact-profile rails are standard here. The 1970s tracts around Aegean Hills, Castille, and Melinda Heights are the bulk of our volume: classic two-story stucco with 13-15 treads and a clear straight run. The 1980s builds near Lake Mission Viejo have wider stairs and open floor plans that install in under three hours. The 55+ communities — Casta del Sol and Palmia — are single-story or modified two-story plans where the conversation is usually about a loft, a bonus room, or a raised-entry garage. We staff dedicated coverage for the entire South Orange County corridor so you never wait on a tech driving down from Irvine.

1976 Aegean Hills tract home — straight rail on dark oak stairs

Aegean Hills, CA Installed March 2026

A 1976 two-story stucco in Aegean Hills with original dark oak treads and an open-tread staircase. Mrs. Patterson had been sleeping in the downstairs den for four months after her second knee replacement. The beige seat sits at the bottom of the hardwood stairs, rail bolted directly to the oak treads on the right side. We measured on Monday, installed Thursday, and she slept in her own bedroom that night for the first time since November. The folding seat tucks flat against the wall in the warm-toned entryway.

Curved

1968 Deane Home tract — curved rail past a narrow split-entry turn

Deane Home, CA Installed February 2026

One of the oldest tracts in Mission Viejo — a 1968 split-entry home in the Deane Home section with narrow stairs and a 90-degree turn at the landing. A straight rail was impossible. We digitally scanned the staircase, fabricated a curved rail that bends around the half-wall balustrade and clears the ceiling at the upper landing by two inches. The brown-upholstered seat parks at the upper floor landing beneath the chandelier, and Mrs. Nakamura rides from the entry level to the upper bedrooms in a single continuous pass.

Lake Mission Viejo — compact straight rail near the sideboard on stone treads

Lake Mission Viejo, CA Installed January 2026

A 1985 lakeside home with a cozy, traditional interior and stone treads leading to the upper level. The brown-upholstered seat sits at the bottom of the stairs next to a wooden sideboard with a potted plant — a compact space that required careful rail placement. Mrs. Thornton wanted the lift to fit the cottage feel of the home without dominating the entryway. The straight rail runs the full length of the stone treads in this traditional Mediterranean-style interior.

La Paz corridor — outdoor lift on stone-paved porch entry

La Paz, CA Installed December 2025

A 1979 tract home along the La Paz Road corridor where the main entry from the driveway to the front door climbs rough natural stone paving up to a covered porch. Mr. Fernandez's mobility declined after a fall and the steps became impassable. We anchored a weather-resistant cream seat on an outdoor-rated rail across the stone-paved entry with natural daylight from above. The carpeted outdoor tread at the bottom provides a level boarding point, and the lift folds flat against the wall when not in use.

Casta del Sol 55+ — straight rail on carpeted loft stairs

Casta del Sol, CA Installed November 2025

A modified single-story in Casta del Sol with a loft that Mr. Hoffman uses as his office and library. After a hip fracture, the eight carpeted steps to the loft became impossible. The Casta del Sol architectural review committee approved our FEHA reasonable-accommodation packet in six days. The brown-upholstered seat blends with the carpet tones on the landing, and Mr. Hoffman steps off onto the loft floor at the top via the swivel-exit seat. He was back at his desk the same afternoon.

Platform Lift

Melinda Heights — indoor wheelchair platform lift for post-surgery recovery

Melinda Heights, CA Installed October 2025

Mr. Kowalski came home from Saddleback Medical Center after major abdominal surgery in a wheelchair — unable to transfer to a standard seated stairlift. The family's 1977 Melinda Heights tract home has 13 treads and a standard-width indoor staircase. We installed an inclined wheelchair platform lift with a flat black anti-slip surface and yellow high-visibility safety edges along the stairway, with a white handrail for stability. The platform carries his wheelchair from the ground floor to the upper hallway so he rolls straight off at the top without any transfer.

Common Questions

Everything Mission Viejo Homeowners Actually Ask

Straight answers about cost, installation, and funding — no sales fluff. Browse by topic or call us if you have a question that isn't here.

What does a stairlift cost in Mission Viejo right now?

Straight rails in standard Mission Viejo tract homes — the two-story stucco builds in Aegean Hills, Castille, Melinda Heights, and the La Paz corridor — run $2,800 to $5,500 installed. Curved rails for homes with a landing turn or the split-entry layouts in the older Deane Home tracts run $9,000 to $15,000 because the rail is manufactured to your exact staircase geometry. Outdoor models for garage-entry access and elevated patios run $4,000 to $7,500. Every quote is written, honored for 30 days, and includes installation, rail, seat, battery backup, and the first service visit.

Are prices different in Mission Viejo than the rest of Orange County?

Equipment prices are the same across Orange County — we don't inflate quotes for South County addresses. What varies slightly is install labor for the older 1960s tracts near Marguerite Parkway where narrow stairs and low ceilings require the compact-profile rail configuration, which takes an extra 30-60 minutes to calibrate. We tell you the line items upfront. No surprise premiums.

My HOA requires architectural review. Is that going to add to the cost?

Our quote includes the HOA paperwork at no additional charge. We've submitted architectural review packets to Casta del Sol, Palmia, Aegean Hills, Castille, Melinda Heights, and La Paz associations — the documentation is already templated for each board. California's FEHA requires HOAs to approve reasonable accommodations for residents with documented disabilities, and our packet includes the FEHA language, the CSLB license verification, and the equipment spec sheet your board needs. What can add cost (rarely) is when a board requires a structural engineer's letter for exterior work — if that happens, we tell you before we start.

Do you charge extra for Spanish-language service?

No. Every assessment can be conducted in Spanish at your request. South Orange County has a significant Spanish-speaking population in the surrounding communities — Ladera Ranch, San Juan Capistrano, San Clemente — and our installer Luis is bilingual. Every printed quote, consent form, and operating manual is also available in Spanish. Zero surcharge.

A word from Luis

Mission Viejo families call me when the two-story home they bought in 1978 no longer works for the body they have in 2026. The bedrooms are upstairs, the kitchen is downstairs, and the HOA won't let you add an elevator without a structural engineer and six months of committee meetings. A stairlift solves it in one afternoon.

My job is simple: get to your house within 24 hours, measure once, and give you a price that's honored for 30 days. No pressure. No upsells. En español si lo prefiere.
