Mercedes has three very different housing profiles, and I've worked in all of them. The Missouri Historic District has those beautiful Mission Revival and Spanish Colonial homes from the early 1900s — Aladdin kit houses, too — where the staircases are steep and narrow. You can't just drop a standard rail in those. Then you have the Original Townsite, with homes from the '50s through '80s, mostly ranch-style with wider staircases but often a tight turn at the landing. And then Llano Grande Resort — a whole 200-acre 55+ community full of manufactured homes and park models where the front steps are the biggest obstacle. I've put outdoor lifts on porches there looking out over citrus groves and palm trees.

What I tell every family here is the same: the humidity is the real enemy, not the stairs. An outdoor lift in Mercedes faces 90-degree summers and the Gulf humidity that rolls in from about 30 miles east. That's why we use the IP55 weather-sealed model down here. The indoor units get the same treatment — sealed rails, sealed motor housing. I've seen what six months of Valley humidity does to cheap equipment.
