Highland Village homes are unusual for North Texas. Most of the housing stock went up between the late 1990s and 2010, so the staircases are wide, the treads are deep, and the railings sit on solid framing — that makes a straight rail an easy fit in three to four hours. The challenge here is the lake-view splits, where the front door opens onto a half-flight up to a great room and another half-flight down to a walk-out.

For Doubletree Ranch and Marina Bay homes I see a lot of curved-rail jobs because the landings turn 90 degrees toward the water. I measure twice and bring photos of the FCC clearance back to my shop before we cut. If you live east of FM 2499 near The Highlands golf course, your stairs are likely the wider 36-inch variety — that gives a passenger plenty of room without the rail crowding the wall art.
