Gold Canyon is unlike anywhere else I install. Mountainbrook Village alone has 1,600 homes — most one-story patio homes, but the casitas and the resort-style models have stair entries from the garage that catch people by surprise around age 75. Peralta Trails and Kings Ranch are full two-stories with 14-foot rails the standard.

Two things I always plan for here: extreme UV degradation on outdoor seats (we use UV-stabilized vinyl, not standard upholstery), and dust intrusion from haboobs in monsoon season. I seal every motor housing on outdoor units to IP55 minimum and add a wash-out drain. The Superstition Mountain elevation also drops temperatures 8-10°F below Phoenix, so morning frost on outdoor rails happens 15-20 days a year — battery cold-soak isn't zero risk here.
