Flower Hill is a 1980s planned community — detached colonials, brick-front townhomes, and a ring of apartments, all built between 1982 and 1994. The townhomes off Brink Road and Flower Hill Way are where we do most of our work: three-story stacks with a garage-level entry, a 13-tread main run up to the living floor, and another 12-13 treads to the bedrooms. One straight rail almost always solves the problem.

Winters here dip below 32°F about 50 nights a year — freeze-thaw matters for any exterior install because the concrete stoops move. I set outdoor anchors into the structural steps, not the concrete skim coat, so a February heave doesn't loosen the rail. Summer humidity is lower than DC proper but still high enough that I specify the indoor DC motor with sealed bearings on every job.
