We bolted a straight rail to the right side of the hardwood treads, matched the seat finish to the warm oak tones, and positioned the beige seat at the bottom landing. The stairway remains fully open for foot traffic with the seat folded flat.

A 1969 cape cod in Bel Pre with a staircase that turns around a half-wall at the upper landing. Mrs. Kessler's daughter called from Virginia after her mother hadn't used the second floor in six months. We laser-scanned the geometry, fabricated a curved rail that bends precisely around the balustrade, and parked the brown-upholstered seat at the upper floor landing. She steps off directly onto the hallway. The framed family photos along the stairwell wall were never touched.

A 1972 ranch in Glenallan with original carpet on the stairs and a wooden sideboard with a potted plant at the base. The family was not willing to remove the carpet. The rail hardware bolts through the carpet pile directly into the wood tread below — carpet surface remains intact. The compact staircase has a cozy, traditional feel, and the brown seat tucks against the sideboard when folded. Mr. Morrison needed same-week installation ahead of a medical appointment at Shady Grove. We measured Monday and installed Wednesday.
