Ives Estates sits on some of the flattest ground in northeastern Miami-Dade County — about 7 feet of elevation across the whole 2.55 square miles, with I-95 access right off the Ives Dairy Road exit. Flat land doesn't mean flat houses: a lot of the roughly 9,889 housing units built here have a full staircase to a second floor, and that's usually where our calls in this part of the county start. We work close to the Broward County line without treating every job the same.

Stairlift Service Across Miami-Dade County
Ives Estates housing breaks into three groups, and the stairlift answer is different for each. The Monterey Condominiums, Quatraine Condominiums, and Aventura Harbor low-rises along Ives Dairy Road are 1970s and '80s walk-ups with steep exterior staircases — outdoor rated lifts only. The Champion Lakes townhomes and the Aventura Lakes communities to the east are split-level interiors with 14-foot straight runs. The Spanish Revival singles built in the 1990s south of NE 203rd Street and the contemporary new-builds bordering Highland Lakes and Sky Lake have stacked stairs with one 90-degree turn — curved-rail territory. We also work the Ojus border streets to the east.

Our Quatraine condo unit has the original 1978 exterior staircase — 18 steps from the parking pad to the front door. Luis spec'd a marine-grade rail with sealed motor and routed it clear of the hurricane shutter. Two storms later, no rust, no problems.
Spanish Revival two-story off NE 211th, 90-degree turn at the half-landing. Luis took a digital scan and came back six weeks later with a curved rail that hugs the wrought-iron railing. He even matched the seat upholstery to the terracotta tile.
Champion Lakes townhome, 14-foot straight run. Luis arrived at 9 AM, was finished and training my mother by 1 PM. The HOA paperwork was already approved before he showed up — he handled it all. Quote was the price.
Monterey Condominiums, second-floor walk-up. The board had rejected three other contractors over the rail color. Luis brought a sample, got board approval in two days, and installed an outdoor-rated lift the following week. Bilingual paperwork helped.
Aventura Harbor unit on the east edge of Ives Estates, salt air every single day. Luis installed an IP55-rated lift with the marine-grade rail two years ago. Just had the annual service — motor still cycles like new, no corrosion at the joints.
Aventura Lakes townhouse, split landing with a tight turn. Luis installed a curved rail and a 600-lb-rated seat for my husband. Battery backup paid for itself during Hurricane Eunice when we lost power for nine hours.

Everything Ives Estates Homeowners Actually Ask
Straight answers about cost, installation, and funding, no sales fluff. Browse by topic or call us if you have a question that isn't here.
What does a stairlift typically cost for a home in Ives Estates?
A straight stairlift for a single flight — the common layout in the two-story homes built here during the 2010s growth years — usually costs less than a curved-rail lift, which needs custom-bent rail and runs higher. If you need financing rather than paying cash, the FAAST New Horizon Loan Program is a Florida-specific option covering stairlifts and other home modifications, with loans running roughly $3,000 to $30,000.
Will Medicare or my regular health insurance cover any of it?
Not usually. Medicare treats a stairlift as a home modification, not durable medical equipment, so it's excluded. The closer option in Florida is Statewide Medicaid Managed Care Long-Term Care (SMMC LTC) — its Home Accessibility Adaptation benefit can include a stairlift, but approval is decided case-by-case in your individualized plan of care, not automatic. Call the SMMC Choice Counseling Helpline at 1-877-711-3662 to ask about your situation.
Is there a way to free up money elsewhere in the budget for this?
Florida's Homestead Exemption combined with the Senior Additional Homestead Exemption can reduce your home's taxable value by up to $100,000 total. That's not cash toward the lift directly, but it lowers your annual property tax bill enough that some homeowners here redirect the savings toward accessibility work over a year or two.
Does the flat terrain in Ives Estates make installation easier?
It doesn't change much about the work — the terrain outside barely factors in since almost everything happens on the interior staircase. About 6.9% of housing units in the CDP were vacant as of the last count, and on a few of those homes that sat empty a while, we've had to check the stair structure before mounting rail brackets, rather than going straight to a standard install.
How long does an install take once it's scheduled?
A straight-stair job usually goes in within a day. Curved or custom-rail work — more common in the larger two-story houses from the 2010-2020 building boom here — takes longer because the rail gets fabricated to the exact staircase rather than pulled off a shelf.
Will the lift damage our stairs if we ever sell the house?
No — the rail anchors to the stair treads or the stringer, not the wall, so it comes off clean. That matters in a neighborhood where homeownership sits around 56%, meaning a fair number of these houses do eventually change hands.
My father is a veteran — will the VA pay for his stairlift?
Not through the HISA grant. VA Home Improvements and Structural Alterations funding — up to $6,800 for a service-connected veteran, $2,000 for non-service-connected — specifically excludes stair lifts and porch lifts from what it covers. Instead, a veteran's stairlift usually gets pursued as durable medical equipment through VA Prosthetics, or through the Specially Adapted Housing / Special Home Adaptation grant if the disability rating qualifies. The Bruce W. Carter VA Medical Center's Prosthetic and Sensory Aids Service handles that locally.
What Medicaid or state programs should we actually call?
Start with Statewide Medicaid Managed Care Long-Term Care — its Home Accessibility Adaptation benefit isn't capped in the policy language, but it excludes major structural work like new plumbing or roofing, and it's approved plan-by-plan. Alliance for Aging, the Area Agency on Aging covering Miami-Dade and Monroe, can also point you toward home-modification referrals at 305-670-6500.
Is there anything for seniors who don't qualify for Medicaid?
Look into the Home Care for the Elderly program. Its basic subsidy is $160 a month per participant, and the special-subsidy list names ramps and home accessibility modifications specifically, though stairlifts aren't called out by name in that list. Call the Elder Helpline at 1-800-963-5337 to find out whether your situation fits.

I've worked jobs on both sides of the Ives Dairy Road exit, and what stands out here is how many owners are still in the same house they bought during the growth years — this community added more than a quarter of its population between 2010 and 2020. A good number of those original owners are aging in place now, in two-story houses they never planned to leave. When I walk a staircase here it's usually someone who's used those same stairs for twenty-plus years and just wants to keep doing it safely.
Ready to get started? It's simple.
The challenge in Ives Estates is rarely the stair itself — it is the salt air, the hurricane shutters, and the condo board. We sort all three before the install truck arrives.
