Many of those properties are 1960s and 1970s two-story walk-ups with exterior staircases that take a constant beating from the salt air off the Pacific — corrosion is the number one thing I watch for on follow-up service calls.

I tell every Isla Vista family the same thing: if you are within a mile of the bluff, you need a marine-grade rail and stainless hardware, no exceptions. Our standard interior rail is fine for the homes east of Storke that sit a bit further inland, but the closer you get to Del Playa, the more I push toward the IP55-rated outdoor model even for indoor stairs.
