Iowa Falls is a smaller city but the housing stock is consistent enough that I can give a pretty accurate estimate over the phone before I even drive out. Most homes here were built between 1945 and 1965 — brick ranch or two-story frame on a concrete slab, 12 to 14-foot straight run, no curves. That means a same-day quote and a 3 to 4-hour install in most cases.

The exceptions are the older homes along Rocksylvania Avenue near the Washington Avenue Historic District. Some of those go back to the 1890s and have tighter staircases — 32 to 34 inches wide with steeper risers. Still straight rails in most cases, but I measure before I commit to a price. We have bolted rails to hand-cut treads in those houses without touching the original woodwork.

The Iowa River gorge runs right through the middle of the city, and the neighborhoods on the bluff side — Riverview Drive, the streets above the dam — get real freeze-thaw cycles every winter. I spec corrosion-resistant hardware on any outdoor unit we install near those limestone cliff faces. Inside the ranch homes, standard hardware is fine.
