That means most of the homes I measure here have engineered LVL stair stringers, 36-inch wide runs, and 16 to 18 treads to a second floor. Standard straight-rail territory in 90 percent of cases.

What is different in Iowa Colony is the household demographic. A lot of multigenerational families — parents moving in with adult children who bought new in Sierra Vista or Meridiana to be close to the Texas Medical Center. The conversation is usually "my mother needs the upstairs bedroom" rather than aging-in-place after 40 years in the same house.

Gulf coast humidity is the other factor. I spec stainless hardware on every install in Brazoria County and use a sealed-motor outdoor unit when the porch faces south or west.
