Hot Springs Village is the most concentrated 55-plus market I work in anywhere. Roughly 80% of my Village calls are spouses planning ahead, not reacting to a fall, and that changes the conversation. The Balboa lakefront contemporaries built in the 2000s have wide flights and modern landings — three bolts into each tread, straight rail, 3 hours done. The 1970s and 1980s ranches near Coronado and Ponce de Leon have split-foyer or sunken-living-room steps that are usually two short straights, not one curved. The Diamante and Magellan patio homes near the golf courses often have the master on the main floor already, and the lift is for the basement game room or wine cellar.

For Village veterans, the Hot Springs VA Clinic on Sawtooth Oak Street, just outside the West Gate on Highway 7, can start your HISA paperwork. $6,800 service-connected, $2,000 non-service-connected, one-time, tax-free. I clear the Cortez Gate or Balboa Gate myself with a POA visitor pass.
