Most of the housing here is single-family detached — about three out of every four homes — and a lot of it was built between 1940 and 1969. That means narrower stair widths than modern code allows, and original oak or maple treads that are worth saving. We bolt rails into the treads, not the walls.

Sandy Beach, Edgewater, and the Sheenwater side homes get hit by Lake Erie wind off the Niagara River, so freeze-thaw is constant from December through March. Outdoor rails on these properties get IP55-sealed units with stainless fasteners, and I come back every spring to re-torque after the first thaw. The Grandyle Village 1960s split-levels are usually straight runs and finish in a single morning. Beaver Island Parkway Colonials run the same way — carpeted treads, straight run to the upper landing, three to four hours.
