Galloway is the largest township in New Jersey by land area — 114 square miles — and it's split into a dozen real neighborhoods that each behave differently. Four Seasons at Smithville alone has 1,200+ active-adult homes, almost all K. Hovnanian 1998-2006 builds with finished-basement stair runs. That single community is 20% of my monthly work.

The coastal effect is real here but moderate. We're not on the open ocean — the bay and salt marshes moderate humidity but still push airborne salt inland ~5-8 miles. For outdoor installs from Leeds Point east toward Reeds Bay, I spec marine-grade stainless hardware and a sealed IP55 housing as standard. Inland (Pomona, Cologne, Germania) we can use standard indoor hardware without a problem.

Nor'easter prep matters for outdoor rails especially November through March. I walk every outdoor site for drift-snow entrapment risk — if the rail is in a wind corridor, we add a drip-cap and bump the bracket count up by two. Never had a failure after a Nor'easter with that spec.
