A 1998 two-story Colonial in Waterford Lakes with a formal staircase that turns 90 degrees at the upper landing — a layout the builder used across hundreds of homes in this development. Mr. Reeves had both knees replaced at AdventHealth East Orlando within the same year, and the master bedroom is upstairs. We laser-scanned the staircase, fabricated a single curved rail that carries him from the foyer tile to the upstairs carpet in one continuous ride, and installed a swivel-exit seat at the top so he steps off facing the hallway. The seat parks at the upper floor beside the half-wall balustrade.

A late-1990s ranch-style home in Eastwood with stone-tile stair treads and a compact stairway beside a wooden storage cabinet and potted plant at the base. The traditional Mediterranean-influenced tile work is typical of East Orlando homes built in that era. Mrs. Delgado needed a straight rail that wouldn't crowd the already-tight hallway. We mounted the rail directly into the tile treads, positioned the seat so it parks at the bottom beside the sideboard without blocking the walkway, and specified the brown upholstery that blends with the warm cottage tones of the entryway.

A 2001 two-story in Timber Springs with deep-pile carpet over thick padding on the stairs — the builder spec standard across most East Orlando subdivisions built between 1998 and 2005. The carpeted stairs are a straight 14-step run, and the carpet pile was dense enough that we used extended lag bolts to penetrate through the carpet, pad, and plywood into the structural subfloor. We torque-tested every anchor before mounting the rail. The brown-upholstery seat matches the carpet tones, and the chair folds flat at the landing beside the wall-mounted light switches, keeping full clearance for the family.
