Most of what I see in Deerwood and Bonita Lakes is a straight run from the tiled entry up to the second floor, and a straight rail is always the lower-cost option because it's stock track, not custom-bent. If the staircase has a landing or a turn, more common on the Country Walk side, you're looking at a curved rail, which costs more because every rail is measured and built for that one staircase. I'll give you an exact number after I've seen the actual stairs, not before.
No, home value doesn't set the price, the staircase does. Three Lakes runs on the premium end for the area, but a larger house with a straight 13-step run costs the same to fit as a smaller place with the identical staircase. Steps, turns, landings, and rail length are what drive the quote.
Almost always. Converting a den or office into a ground-floor bedroom in a Deerwood or Bonita Lakes two-story means new plumbing runs, permits, and weeks of work. A stairlift goes in on the existing staircase in a matter of hours and doesn't touch your floor plan.
