Walk into a Queen Anne on North Grand Avenue and you'll see an oak staircase with a carved newel post and a 90-degree turn at the landing — beautiful, but it becomes the reason someone stops going upstairs after a hip replacement. I've probably installed on 80 of those historic Grand Avenue homes, and we bolt the rail to the treads, not the wall, so the original woodwork stays intact. Out in Deerfield and the northeast side, you get more of those 1970s split-levels with carpeted staircases where the turn is tighter than code would allow today. Different house, same problem — and both get solved in about three hours.

One thing I hear a lot from families here is the worry about the Little Sioux River.
