A 1926 Craftsman bungalow on Magnolia Avenue inside the Old Sanford Residential Historic District — dark-stained original heart-pine treads, oak banister, and a long straight run from the first floor to the bedrooms upstairs. Two companies told Mrs. Hargrove the century-old treads would need reinforcement before holding a rail. We confirmed the pine was structurally sound, bolted a straight rail along the right side of the staircase, and color-matched the rail finish to the existing oak. The banister that has been in her home for 100 years was never touched — no spindles removed, no newel post drilled, no wall brackets. She rides it morning and night.

A 1968 split-level in Sanford Heights with six steps from the foyer to the living level, a 90-degree landing, and eight more steps to the bedrooms. The family's mother moved from Puerto Rico in 2021 and the entire consultation happened in Spanish. Luis laser-scanned the staircase, custom-fabricated a continuous curved rail that threads past the landing turn, and added a powered swivel-exit seat at the upper level. Sra. Medina now makes the full run from foyer to bedroom in one ride without transferring. All paperwork was delivered in Spanish.

A 1972 two-story concrete-block home in Mayfair with 14 tile-over-concrete treads in a compact, traditional stairwell. The first installer the Doyles called quoted a wood-screw anchor job — but these treads are not wood. We drilled into the concrete with a rotary hammer and stainless sleeve anchors rated for CMU construction. The straight rail installed in under four hours and Mr. Doyle — who retired from Connecticut in 2018 and had not been upstairs in two months after a hip replacement — rode it that evening. The compact rail fits snugly alongside the wall in the narrow block-construction stairwell.

West Sanford, FL Installed November 2025

A 1985 two-story concrete-block home near the I-4 corridor with 16 carpeted-over-concrete treads — the thick builder-grade carpet that was standard in Seminole County homes built in that era. The carpet-covered treads required masonry-rated sleeve anchors driven through the pad and carpet into the concrete tread substrate underneath, with each anchor torque-verified because carpet compresses over time and can loosen standard hardware. Mr. Brannigan — 74, retired FDNY, relocated from Staten Island in 2016 — needed capacity after back surgery. The brown upholstery on the seat blends with the carpet tone.
