A 2008 two-story in Vistancia with 14 dark hardwood treads and an open staircase. Mr. Hoffman’s mother had been sleeping in the guest room downstairs for five months because the west-facing stairwell hit 108°F on the thermogun during our March assessment. We bolted the straight rail directly into the hardwood treads on the right side and installed a cream-colored swivel-exit seat at the bottom landing. She rode up to her bedroom that evening and hasn’t slept downstairs since.

A two-story villa at Trilogy at Vistancia where the staircase bends 90 degrees around a half-wall at the upper landing. Mrs. Fleming hadn’t been able to show guests to the upstairs bedrooms in over a year. We fabricated a curved rail that follows the bend precisely, with the seat parking at the top-floor hallway so she steps off directly onto the landing. Old Town Peoria ranch: compact rail beside the hallway sideboard

A 1968 Old Town Peoria ranch with a compact interior staircase, with stone-tile treads, a wooden sideboard with a potted plant at the bottom, and a traditional Southwest cottage feel throughout. The stairwell was tight, so we fitted the straight rail with a fold-flat seat and folding footrest to keep the full tread width clear when parked. The bilingual consultation was conducted in Spanish at the Sandovals’ request. The seat tucks neatly against the wall next to the sideboard when folded.
