Hornsby Bend stairs are not the same stairs you see inside the Austin city limits. Most of the houses in Austin's Colony and Hornsby Glen were built between 1995 and 2015 with 11-inch treads, 7.5-inch risers, and a fixed half-landing at the upper turn. That landing geometry is the single thing I check before I quote.

The newer Kennedy Ridge Estates and Forest Bluff homes were framed with 2x12 stringers, which holds a curved rail beautifully. But the older Garden Valley Village builds have laminated I-joists, and that means I need to anchor into the stringer side rather than the tread plate. Five minutes with a stud finder saves the homeowner a callback later.
