Highland Springs has a housing pattern I see nowhere else in Henrico County. Edmund Read laid the streets out alphabetically by trees and shrubs — Ash, Beech, Cedar, Daisy — and most of the lots are 50 feet wide with one-and-a-half-story frame cottages on them. The stairs are 30 to 33 inches wide, the treads are heart pine, and the basement door is usually right at the bottom of the stairs. That last detail matters because it dictates where the rail can park.

Most of my Highland Springs work is straight rails with the seat parking sideways at the bottom landing so the basement door still opens. I have measured maybe 60 of these homes over 15 years. Curved jobs come up on the larger Nine Mile Road foursquares with the L-shaped stairs. Either way, three to five hours on site and I bring everything in one truck.
