Heritage Village is the install that most companies get wrong. They see '55+ community' and assume flat ranch-style — then they show up to a Franklin or New Englander with 12 oak treads to the bedroom floor and no rail bracket plan. I've measured both floors in those buildings. The stair geometry is tight at the top landing, the wall returns at an angle, and the HOA wants zero damage to common-area walls. That's why I bolt into the treads, not the wall — the rail comes out clean when it's no longer needed, and the HOA inspection passes every time.

The Middle Village cluster off Heritage Way is the most common call. Village South in Krueger Woods and Village West on the Hilltop have similar stair runs. The older Heritage-model four-plexes off Heritage Way have a short lobby stair — three or four steps — that most families overlook until a parent can't manage the entry anymore. A short straight rail with a swivel seat handles it in under 2 hours. I can usually be there within the week.
