The CDP is mostly low- and medium-density planned subdivisions — Heatherwood, Country Club Estates, Lookout Ridge — built between 1975 and 2005. Most stairs are pine or red oak with 7.5 to 8 inch risers, almost always carpeted, almost always wider than the Boulder originals.

What I watch for is freeze-thaw on any rail bolt that touches an exterior wall, and dry-air on the motor brushes at 5,200 feet elevation. We pre-treat every bracket with corrosion inhibitor and spec the high-altitude motor calibration on every Gunbarrel install. Hurricane and salt-air are zero concern out here — the front range is bone dry most of the year.
