Grandview is Yakima Valley wine country — 11,000 people along I-82, surrounded by vineyards, orchards, and hop yards. The housing here splits clean: 1940s and 1950s agricultural-era homes on the alphabet streets (Avenue A through J) with original wood treads, 1960s ranches off Stover Road and Euclid, and the newer 1990s-2000s Forsell Road builds with carpeted half-turns. Stone House Winery opened here in 1905 — that's the era of some of the homes I still service.

Eastern Washington summer and winter are both extreme. We see 100°F in July and August with single-digit humidity, then January nights below 15°F. Outdoor units have to handle that 90°F annual swing without cracking seals. And the wildfire smoke from August through September — 2020 and 2023 were brutal — means battery backup matters when PSE or Pacific Power initiates safety shutoffs. Every Grandview unit I install carries 8-12 trips on standby battery.
