Sumner County is split cleanly in half by how people live. North of Nashville Pike you've got the lakefront communities — Foxland Harbor, Kennesaw Farms, Baywood Pointe on Old Hickory Lake. These are mostly 1990s-2010s custom homes with open foyers and split-landings that almost always need a curved rail. South side and east toward Shackle Island is older — mid-century ranches, some 1890s farmhouses closer to the Public Square.

Gallatin winters give us freeze-thaw cycles but not the severe cold you see north. What does hit harder is summer humidity — 90°F and 85% relative humidity means motor housings need to breathe. I spec sealed bearings but not airtight units in this ZIP. Salt-air is not a factor here — we're 200 miles from the coast — so standard indoor units work fine.

The thing I check first in every Gallatin home: does the nearest outlet have a dedicated circuit? A lot of the East Main Street Historic District homes have 60-year-old wiring on shared 15-amp circuits.
