A 1978 two-story colonial in Calder Highlands with a formal entry staircase and an upper landing that opens to a hallway serving three bedrooms. Mr. Nguyen's mother moved in after a stroke. A 1983 brick ranch off Dowlen Road with carpeted stairs — thick Berber carpet over plywood treads installed in the late 1990s. Carpeted stairs require longer mounting bolts that penetrate through the carpet and pad into the plywood substrate. The install was clean: twelve treads, no turns, a folding footrest for clear passage, and remote call stations at both landings. We applied the high-humidity lubricant and added a desiccant pouch in the rail cavity — Pear Orchard homes with south-facing stairwells routinely hit 130 degrees inside the stair cavity in summer.
