I've installed lifts in every corner of Ashburn, and Loudoun Valley Estates has some of the most consistent stair geometry I see - Toll Brothers builds from the early 2000s with predictable rise-and-run, which means a straight rail goes in clean. The townhomes are trickier. Three finished levels with a stairwell that turns at the mid-landing between the main and upper floors - that's where a curved rail does the work.

The estate section on the west side has those big colonials with sweeping center-hall staircases. Hardwood treads, wide enough for a standard rail but tall enough that a battery-backup motor is the right call - power flickers during summer thunderstorms and winter ice out here. If you're in Broadlands or Brambleton with a 1990s or early-2000s build, your stairs are probably similar.
