I have measured stairs in nearly every Mungo-built tract in Friarsgate and Coldstream — and they share the same quirk: a tight 36-inch tread width with a hard wall on one side and an open banister on the other. That is a textbook straight-rail install, but the rail has to bolt to the wall studs, not the railing balusters, or the homeowner ends up replacing the spindles within a year.

Lake Murray homes are a different story. The split-foyers off Lake Murray Boulevard often have a half-flight up and a half-flight down from the entry — a couple needs two units, or a curved rail that wraps the entry landing. I always quote both options so families on a fixed income can decide what their parents actually need versus what is comfortable.
