I've been measuring stairs in Grand Haven for over fifteen years. The Highland Park cottages from the 1880s have narrow treads and steep risers that were never built for anyone over sixty — we usually fit a 14- to 16-foot straight rail and call out a tight upper newel post before we order. On the Washington Avenue Italianates, the original oak treads are worth saving, so we bolt rails into the tread itself, never the wall plaster.

Lakeshore Drive and the North Shore homes are a different problem. Wind off Lake Michigan drives wet snow into any seam on that western exposure, and the freeze-thaw cycle pops fasteners on outdoor rails that weren't sealed properly. I spec IP55 outdoor units with stainless hardware on every porch install west of US-31, and I come back in March to re-torque after the first thaw — included in the first-year service at no extra charge.
