That's not a bungalow-stair install, and I spec it differently.

Freeze-thaw matters up here. Winter lows in Ada County regularly drop below 20°F, and any outdoor rail gets a cold-temperature grease and a motor head rated for sub-zero starts. Semi-arid means the UV is brutal in summer — I upgrade the seat upholstery to a UV-stable fabric on every outdoor job so it doesn't fade after one season.
