Indian Lake has 1920s summer cottages that got winterized in the 1960s — steep narrow stairs, undersized stringers, original Douglas fir treads that crack if you over-torque a lag bolt. Rock Ridge colonials from the 1980s are the opposite: wide 42-inch stairs, modern drywall, easy installs. I measure and spec per house, not per neighborhood.

The other Denville variable is the nor'easter. We lose power 2-4 times a winter on the west side of Morris County, and that's why I put battery backup on every rail — no exceptions. The freeze-thaw cycle also works outdoor rails harder here than in coastal NJ; I use stainless hardware and I come back in month 12 for a free anchor check on every outdoor install.
