The outdoor installs here hold up well because the Nipomo Mesa sits above the marine layer — less salt spray than Pismo Beach even though the ocean's only six miles away. The biggest variable is whether the HOA requires board review. Blacklake Estates HOA is fast — usually a 48-hour turnaround on the architectural request. The Legends section is even quicker because they're set up for aging-in-place modifications. I've done curved rails around the stairwells in the two-story Legends units off Snead Lane, and those go smoothly because the treads are standard oak with clean mounting surfaces.
