A 1928 Tudor Revival on Iselin Avenue inside the private Fieldston Property Owners Association jurisdiction. Dr. Winterbourne's Parkinson's made the carved oak staircase between the parlor and the bedroom floor increasingly unsafe. We filed the Fieldston POA architectural review package on day two of the contract — the package went to the POA board meeting three weeks later and approved without revisions. The stair has a 90-degree turn at a mid-landing and an original 1928 newel post we were not touching under any circumstance. We laser-scanned the stair on the first visit, fabricated a curved rail with a three-quarter-inch clearance past the newel, and installed the whole run in a single afternoon. The chair parks flush at the upper landing and the parlor photographs unchanged from the leaded-glass window.

Riverdale hillside — 22-foot outdoor run from driveway to front door

Riverdale, NY Installed February 2026

A 1936 Colonial Revival on Palisade Avenue in North Riverdale perched on a hillside above the Hudson. The driveway sits 22 feet below the front door up a concrete pathway with 19 exterior steps. Mrs. O'Sullivan's emphysema made the climb unusable after groceries. The Riverdale Historic District boundaries run three blocks south of this address so LPC review did not apply, but the hillside grade did — we specified the long outdoor rail with reinforced intermediate supports drilled into the concrete path (never into the 1936 stone retaining wall) and weather-sealed the whole run against Hudson-valley nor'easters. The cold-pack battery is rated to -10°F standard. The chair has already ridden out two February snowstorms without a service call.

A duplex cooperative apartment on Dreiser Loop in Section 1 of Co-op City. Mrs. Persaud has lived in the unit since 1974 and her hip replacement last fall made the internal duplex stair between the living room and the bedroom floor unusable. Co-op City is Riverbay Corporation territory and any internal modification needs board approval. We submitted the full Riverbay packet on day two — ANSI A18.1 spec sheet, DCWP license, bond, liability, the structural load letter signed by our PE, and the §296 reasonable-accommodation citation letter. Board approved at the next monthly meeting, four weeks later. We installed on a Saturday with the premium upholstered seat and the fold-flat footrest. A 1912 wood-frame cottage on Minneford Avenue, fifty feet from the Eastchester Bay bulkhead on City Island. Capt. Fedeli — a retired tugboat captain and Vietnam Navy veteran — needed an outdoor lift from his side yard up to the raised porch, 8 steps. Salt spray off the Sound eats plain galvanized steel in a single season on City Island, so every outdoor install here gets 316-stainless fasteners and marine-grade epoxy rail coating standard. Capt. Fedeli is a Bronx VA patient at the Luis J. Peters campus on Kingsbridge Road; we prefilled his HISA Form 10-0103 and the grant covered a chunk of the install. A 1958 single-family ranch on Pennyfield Avenue in Throgs Neck, a block from Long Island Sound. Sr. Morales is a retired NYPD lieutenant and an Army veteran, 78 years old, Spanish-speaking. A 1924 wood-frame two-family one block off Arthur Avenue in Belmont — the Little Italy of the Bronx, four generations of the Russomanno family in the same house since 1951.
